When you are selling, it is in your interest to up the value of your house as much as you can. If your budget is limited, it does not mean that you are stuck and that there is nothing you can do. There are some things that are quite affordable and that can add a lot of value to your house. When you compare how much you will spend on these easy fixes with how much the value of your property will increase, it becomes obvious that you cannot afford not to do these.
1. Paint, paint, paint
There is nothing that can ruin a buyer’s mood for buying like a house that is not freshly painted. This goes for both the exterior and interior walls. Depending on the rooms and the atmosphere you wish to achieve, you will be employing different colors. It may be a project that will take a few days and you might spend some money, but it will pay off multifold. In short, without a fresh coat of paint, it is highly unlikely that you will be able to sell.
2. Bring in more light
The newest trends somehow always seem to be going towards brighter and airier and you can never go wrong with bringing more light into your house. This can include larger works such as installing skylights or new windows or it can be as simple as putting in bulbs with higher wattage. Another great way to increase the value is to change your switches and put in new modern ones. These will not set you back anything serious and they will give out a fancy vibe that people will be willing to pay for.
3. Fix the place up
Every house is teaming with issues that you might not notice on glance basis but that will be noticed by the potential buyer and that may drive them off. If nothing else, fixing your place up will definitely increase the value of the property and get you a better price. This means having an electrician come over and check the fixtures and installation, having professional plumbers come check and take care of any blocked drains, problems as well as calling up an inspector to check for any other issues that your buyer will notice.
4. Spruce up the cabinets
Buyers spend a lot of time checking the kitchen and one of the easiest ways to make them fall in love with your kitchen is to repaint your kitchen cabinets. This is not a huge undertaking and it can turn your kitchen into anything you want. Just imagine if it were you walking into a kitchen and seeing old, darkened cabinets that you would not put your shoes in, let alone your dishes.
5. Do the landscaping
You may be one of those people who do not spend too much time in the backyard, gardening and being busy around the house. Your potential buyers may be and they want to see a backyard that is at least comfortable and clean. We are not saying that you should put in the Hanging Gardens of Babylon in your backyard, but at least make sure it is presentable.
